  Concept Master Plan 

The Concept Master Plan brings together a variety of uses on a single site. It recognises that modern specialist health services should be integrated within communities and designed to strengthen community support and acceptance of their importance.

The Concept Master Plan details developments that will provide health, community, aesthetic and environmental benefit:

  • New health buildings including a first class 129 bed hospital, a 15 bed mental health intermediate care facility and 40 places in supported accommodation.
  • The iconic and historical buildings will be converted into a major public cultural hub for the people of South Australia.
  • Environmental initiatives, including open public spaces, a village green and a new wetland area; linked by tree-lined footpaths and cycle-ways.
  • A village shopping centre, with restaurants and cafes along with a village square linked to the cultural and residential areas.
  • A commercial development fostering employment opportunities in this near city location.
  • A residential area, including affordable housing and supported accommodation.

The Concept Master Plan maximises the development opportunity of the broader Glenside site consistent with South Australia’s Strategic Plan and the Social Inclusion Board Report.

The site provides the opportunity for valuable inner-city housing and retail developments. This land will provide social and economic benefit to the area whilst also providing the financial leverage to develop the new hospital and specialist health services, which are estimated to cost well in excess of $100 million.

The Concept Master Plan will comprise five main precincts. These precincts integrate the purpose-built hospital and specialist health services into the wider community. The final site development will incorporate functional urban design, while retaining iconic heritage buildings and significant trees, and will ensure that more than half of the site is devoted to open space.

Government will maintain ownership of over half of the 29.6 hectares in the current campus.
